Property Refurbishment
We recently completed a very exciting and comprehensive refurbishment of a stunning duplex apartment in Covent Garden. It wasn't without its logistical challenges being located in St Martins Lane along with a demanding schedule. However we completed the project on time and budget with the owners thrilled with the finished results, .
Soho and Covent Garden residents whether home owners, tenants or landlords thinking of refurbishing a property in central London we thought it would be useful to list a project framework to give you a 'starter guide' on how to approach such a scheme.
Transforming your property can be exciting. Admittidly no one project is ever the same as each refurbishment requires careful individual planning, specifications and execution. However we’ve compiled a general framework to act as foundations for your own project to guide you through the entire refurbishment process, from vision to reality:
1. Pre-planning
Define Your Goals and Budget:
- Do you want a complete overhaul or a refresh?
- Prioritise essential upgrades (electrical, plumbing etc) and desired features (smart home tech etc).
- Set a realistic budget for planning costs (if required), consultancy, labour, materials and a contingency budget for potential unexpected costs.
Gather Inspiration:
- Browse magazines, websites, and social media for design ideas that suit your style and space.
- Create mood boards for each room to visualise the overall aesthetic.
Measure Your Space:
- Detailed measurements are crucial for flooring, wall, ceilings, ordering materials and furniture placement, .
Obtain Permits and Approvals:
- Check with your building management or local authorities for renovation permits required, particularly for structural changes and waste management.
Choose Your Team:
- Decide if you'll DIY or hire a team including an architect, project manager and contractor(s). If hiring, get quotes from several qualified professionals and check references. Contractors based in central London or agreeing to work in challenging locations can be difficult to resource. This particular project was made so much more easier as FoxSoho is centrally based for such jobs.
Schedule and Timeline:
- Create a realistic timeline and break down the project into phases (demolition, construction, finishing). Consider lead times for materials and potential delays.
2. Demolition and Preparation
Clear the Space:
- Remove furniture, fixtures, and personal belongings.
Protect Remaining Elements:
- Cover floors, doors and remaining fixtures with dust sheets.
Demolition:
- Depending on your plans, this may involve removing walls, flooring, ceilings, cabinetry, or plumbing fixtures.
Skip Disposal:
- Schedule skip rentals for debris and waste removal.
3. Construction Phase
PLUMBING AND ELECTRICAL PLANNING
- Discuss your desired layout changes with your architect, project manager or contractors such as plumbers and electricians.
Installation:
- This might involve such jobs as redirecting pipes, installing new outlets, or upgrading the electrical fuse board.
FLOORING:
Subfloor Preparation:
- Ensure a level surface before installing your chosen flooring (hardwood, carpet, tile). Consider an underlay for additional comfort and sound insulation.
Flooring Installation:
- Follow manufacturer's instructions for laying your chosen material.
STRUCTURAL CHANGES TO WALLS AND CEILINGS:
- If removing or adding walls, ensure proper structural support is in place. Consult specialists and obtain any necessary building permits.
Plasterboard Walls:
- Install new plasterboard sections if required, patch existing ones, and prepare them for painting.
Windows and Doors Replacement:
- Upgrade old or inefficient windows and doors for better insulation and aesthetics. Consider energy-efficient options.
4. Finishing Touches:
PAINTING AND DECORATING:
Painting:
- Choose colours that complement each other and create the desired atmosphere in each room. Prime surfaces and apply paint coats.
Decorative Elements:
- Install mouldings, trim, and other decorative features that define your style.
KITCHEN AND BATHROOM:
Cabinetry:
- Choose new cabinetry that maximises storage and functionality. Consider pre-assembled options for faster installation.
Appliances:
- Select energy-efficient appliances that fit your budget and desired features.
Countertops and Backsplash:
- Choose durable and stylish countertops and install a backsplash for a finished look.
FLOORING FINISHES
Installation Finishing:
- Install baseboards and trim to complete the look of your new flooring.
LIGHTING:
Installation:
- Install new light fixtures based on your chosen layout and functionality needs. Consider dimmer switches for mood control.
FLOORING TOUCHES:
Area rugs:
- Add area rugs to define spaces within a room and enhance comfort.
5. Final Touches and Move-In
Cleaning:
- Thoroughly clean the entire property, removing leftover dust and debris.
Final Inspections:
- Ensure all work meets building codes and safety standards.
Furniture Placement:
-Arrange furniture to optimise space and create a comfortable flow.
Decorate:
- Add personal touches like artwork, plants, and textiles to make the space feel like home.
Additional Tips
Communicate Effectively:
- Maintain clear communication with your contractor throughout the project to avoid misunderstandings.
Unexpected Costs:
- Allocate a buffer in your budget for unforeseen circumstances that may arise.
Temporary Accommodation:
- Consider temporary accommodation if the project is disruptive or requires extended periods without essential utilities.
Sustainable Choices:
- Choose eco-friendly materials and appliances to reduce your environmental impact
The very best of luck with your endeavors!
